Waterfront boardwalk and palm trees on a calm Florida bay

Seminole, in short: we measure, quote and install windows and doors throughout Seminole on the same terms as in St. Petersburg. The questions that come up most here are about large lake- and bay-facing openings and about which office issues the permit.

Seminole homes and their windows

Seminole is mostly single-family neighborhoods built from the 1960s through the 1980s, laid out around Lake Seminole and the Park Boulevard corridor, with older waterfront homes near the bay. The windows we see most:

  • Original aluminum single-hungs and sliders on block homes, often with single glass and worn weatherstripping.
  • Large picture windows and multi-panel sliders facing the water, where the view is the reason the house was bought.
  • Florida rooms and enclosed porches added over the years, some with windows that were never permitted as living space.

Florida rooms deserve a word of warning. If a room was built as a screen enclosure and later glassed in, replacing those windows may raise questions at permit time. We look at it during the measure and tell you before you commit to anything.

Big glass, higher loads

A wide window facing open water takes more wind than a small one on a sheltered side of the house. The approval for each product lists the pressure it is rated to, and bigger openings need higher ratings. That is why water-facing windows on a Seminole quote may be priced differently from the others. See impact windows for how ratings work, or sliding glass doors for the wide openings onto a lanai.

The permit

Seminole homeowners are often surprised that their address does not settle which permit office applies. The city limits are much smaller than the area that uses the Seminole name, so many homes are in unincorporated Pinellas County. We check the parcel and file in the right place, and the inspection follows the same way.

What it costs in Seminole

The same ranges as anywhere in our area: around $550–$1,100 for a non-impact vinyl window and $900–$2,000 for impact, installed, with larger water-facing glass above that. Treat these as estimates until the measure; the price guide shows every range we work from.

Questions from Seminole

Is a Seminole address always the City of Seminole?

No. The Seminole name covers a much bigger area than the city itself, and many homes with a Seminole mailing address are in unincorporated Pinellas County. The permit office depends on which side of the line the parcel falls, and we confirm it before applying.

Do lakefront homes need anything different?

Large openings facing Lake Seminole or the bay often carry higher design pressures, which affects which products qualify. We size the products to the exposure of each wall rather than using one rating for the whole house.
